This strategic divestment involves 22 properties spanning 3.1 million square feet across 15 states, representing approximately 40% of its North American holdings. The portfolio being marketed by JLL features properties with a weighted average lease term of 6.8 years, primarily leased to established colocation providers on a triple-net basis. Diverse tenants from technology, energy, government, and telecommunications sectors also occupy these facilities. Key tenants include major players like HP, Equinix, Bank of America, and Vanderbilt University, with most properties boasting full occupancy. Geographically, these assets are distributed across states such as Arizona, California, Colorado, Georgia, Illinois, Indiana, Massachusetts, Michigan, North Carolina, New Jersey, Ohio, Oklahoma, Pennsylvania, South Carolina, and Texas, with a notable presence in data center hubs like Atlanta and Phoenix.

In June, the REIT successfully sold a Philadelphia data center for $14.5 million, using the proceeds to manage debt and finance other capital expenditures. Prior to this, in 2021, Mapletree significantly expanded its North American footprint by acquiring 29 U.S. data centers from Sila Realty Trust for $1.3 billion. The company's recent first-quarter results indicated a 2% increase in net property income quarter-over-quarter, reaching $122 million, despite an 8.5% year-over-year decline. July witnessed an extraordinary 1,911% year-over-year increase in data center sales volume, totaling $33.8 billion. This figure was significantly bolstered by BlackRock's acquisition of Aligned Data Centers. Data center transactions alone constituted 45% of the total $74.4 billion commercial real estate sales volume for July, according to MSCI, highlighting the sector's pivotal role in driving overall market activity.
